Foundation Inspection & Repair Design

Get an opinion from
someone not selling piers.

Cracked walls, settling footings or a bowing basement. An independent engineering opinion before you sign a foundation repair contract.

Foundation repair is an industry with a genuine problem: the party who diagnoses the condition is usually the same party who sells the cure, and the cure is priced in the tens of thousands.

That is not an accusation against every contractor. Many are good. It is an observation about incentives, and it is the reason an independent engineering opinion is the cheapest step in the entire process.

The three questions that matter

Is the movement active or did it stop years ago. Is the cause structural or is it water and drainage. And is the proposed repair method actually aimed at that cause. Get those three right and the scope frequently shrinks.

When it is real, we design it properly

Plenty of foundations do need work. When that is the finding, the repair gets designed and detailed so you can put it out to multiple contractors and compare like with like, instead of comparing three different proposals to three different problems.

Conditions evaluated

  • Horizontal, vertical, stair step and diagonal cracking in block and poured walls
  • Bowing, leaning or displaced basement walls
  • Differential settlement and footing failure
  • Slab cracking, heave and settlement
  • Crawl space conditions, piers, girders and moisture damage
  • Water, drainage and grading as the driver of the movement
  • Previously installed repairs and whether they worked

The Section

Why the wall is really moving.

A foundation is a system, and most of what fails is not the concrete. Hover the callouts.

Every one of these is checked on a site visit, because a repair aimed at the wrong element fails a second time.

Common Questions

Straight answers

A foundation company quoted me thirty thousand dollars. Should I get a second opinion?

Yes, and from an engineer rather than another foundation company. An independent evaluation costs a small fraction of that and regularly changes either the scope or the method. Sometimes it confirms the quote, which is also worth knowing.

Are all foundation cracks serious?

No. Shrinkage cracking in poured walls is normal and usually harmless. Stair step cracking in block, horizontal cracking, and any crack that is actively widening are different matters. Character, direction and location tell the story.

How do you know if the movement stopped?

Crack character, edge condition, previous patching and the surrounding evidence usually answer it. Where it is genuinely ambiguous, monitoring over a defined interval is the honest recommendation rather than a guess.

Do you install piers or do the repair work?

No, deliberately. We design the repair and you competitively bid it. That separation is what makes the opinion worth having.

Can this help with a real estate transaction?

It is one of the most common uses. A written engineering report frequently resolves a negotiation that a contractor estimate only inflames.

Holding a repair quote right now?

Send it over with photos before you sign anything.
