Common Questions

Straight answers.

Including the ones where the answer is that you do not need us.

When do I actually need a structural engineer?

Any time load is being changed, removed or added, and any time a condition suggests something has moved. In practice that means removing or altering a load bearing wall, adding onto or above an existing structure, responding to cracking or settlement, or whenever a building official asks for a sealed drawing. If it turns out you do not need one, we will tell you that on the phone.

What is the difference between a structural engineer and a home inspector?

A home inspector is trained to observe and report conditions across an entire house. A licensed Professional Engineer is qualified to analyse a structural condition, determine its cause, and design a repair. Home inspectors refer clients here routinely, because “recommend evaluation by a structural engineer” is their report doing exactly what it should.

How much does a residential structural inspection cost?

It depends on the size of the property, the travel and the complexity of the condition. Call with the address and a description and you will get a specific number. It is almost always a small fraction of the repair being contemplated, and it not infrequently reduces that repair.

How long does it take to get a stamped drawing?

Small residential work moves in days rather than weeks. Larger commercial and institutional projects follow their own programme. Tell us the deadline you are working against at the first call and you will get an honest answer about whether it is achievable.

Is my wall load bearing?

Sometimes it is possible to tell from framing direction and what sits above, but interior walls in modified older homes get misread constantly, in both directions. People remove walls that were carrying load and reinforce walls that were not. It is a short evaluation to be certain.

Should I get an engineer before or after a foundation contractor?

Before. The party who diagnoses the problem should not be the party selling the cure. An independent evaluation determines whether the movement is active, whether the cause is structural or water related, and whether the proposed method addresses it. It frequently costs less than the gap between two contractor quotes.

Are all foundation cracks a problem?

No. Shrinkage cracking in poured concrete is normal and usually harmless. Stair step cracking in block, horizontal cracking and anything actively widening are different matters. Character, direction and location tell the story, which is why a photograph is genuinely useful.

What states are you licensed in?

Michael Damron is a registered Professional Engineer in Virginia, Maryland, West Virginia, Pennsylvania, New York, New Jersey and Washington, DC, and is licensed in additional jurisdictions as a project requires. He is also a LEED Accredited Professional registered with the U.S. Green Building Council.

Do you do expert witness and forensic work?

Failure investigation, construction defect analysis and insurance claim support are defined services. The scope of any litigation support is agreed case by case. Work is undertaken for both insurers and policyholders, and for both claimants and respondents, because a methodology that only works for one side is not worth having.

Do you perform the repairs you design?

No, deliberately. Damron Engineering has no financial interest in the size of the scope it specifies. That independence is the main reason to involve an engineer before a contractor.

Can you work with my architect or my builder?

Yes, and it is usually the smoothest arrangement. Many local architects, designers and builders bring us in themselves. We work alongside your team rather than replacing anyone.

Do you take small jobs?

Yes. A single beam for a kitchen renovation is normal work and gets the same principal, the same analysis and the same seal as anything else. It just takes less time.

Are you a certified small business?

Yes. Damron Engineering & Consulting is a certified small and micro business through the Virginia Department of Small Business and Supplier Diversity, which can matter for public sector procurement.

What do you need from me to get started?

The address, a description of what you are trying to do or what has gone wrong, and photographs. For a repair question, include the basement or crawl space beneath the area concerned. That is usually enough for a useful first conversation.

Question that is not here?

Call and ask. You will get the engineer, not a call centre.
