Facility Condition Assessments

What you own,
what it needs, when.

Building wide condition assessments that document deficiencies, prioritise repairs and support a capital plan you can defend to a board.

Deferred maintenance does not announce itself. It accumulates quietly until a roof, a facade or a structural element forces the decision on a timetable you did not choose.

A facility condition assessment replaces that with a documented picture: what condition each system is in, what it will cost to address, and what order to do it in.

Built for capital planning

The output is designed to survive a budget meeting. Deficiencies are prioritised by urgency and consequence, with cost ranges attached, so a facilities director can defend a request and a board can see what deferring it actually buys.

Portfolios as well as buildings

Where a client holds several properties, assessments are structured consistently so buildings can be compared against each other and the whole portfolio ranked, rather than each report standing alone.

Public sector experience

Schools, municipal facilities and government buildings make up a large share of this work, including projects for Fairfax County Public Schools, the Town of Leesburg and Stafford County.

What an assessment covers

  • Structural systems, foundations, framing, floors and roof structure
  • Building envelope, facade, roofing and water penetration
  • Observed deficiencies documented, located and photographed
  • Cause analysis, not just a list of symptoms
  • Prioritisation by urgency, safety consequence and cost of delay
  • Order of magnitude cost for each recommended action
  • Capital plan input phased across the years ahead

Common Questions

Straight answers

How is this different from a building inspection?

Scope and purpose. An inspection typically reports current condition at a point in time. An assessment is built to drive a multi year capital plan, so it prioritises, sequences and costs the findings.

Can you assess several buildings at once?

Yes, and the results are structured so buildings can be ranked against one another, which is usually the actual question a portfolio owner is asking.

Do you provide cost estimates with the findings?

Yes. The firm also runs a construction cost estimating practice using RSMeans, so the numbers attached to recommendations are prepared by the same people who do it as a standalone service.

Is this useful for a building we are considering buying?

Very. Pre acquisition due diligence is a common use, and the assessment frequently pays for itself in the negotiation.

Budget season coming up?

A documented assessment turns a funding request into a defensible plan.
