Commercial & Institutional
Structural design for
buildings that carry people.
New construction, renovation, additions and adaptive reuse for commercial, industrial and public sector clients across Virginia, Maryland and West Virginia.
Schools, medical campuses, municipal buildings, parking structures and mixed use development. The work spans a wide range of scales, and it is deliberately not specialised into a single building type, because the underlying problem is always the same: understand the structure, understand the constraints, then design something that can be delivered.
A small firm on purpose
Damron Engineering is a certified small and micro business through the Virginia Department of Small Business and Supplier Diversity. On public work that can matter for procurement. On every project it means the person who scoped the job is the person doing it.
Existing buildings and adaptive reuse
A large part of the practice is buildings that are already standing and are about to be asked to do something new. That requires evaluation of the existing structure, honest reporting of what it will and will not tolerate, and a design that works within it. The Ida Lee Barn restoration in Leesburg and the 160 N. Loudoun Street mixed use project in Winchester are both that kind of work.
Delivered with the schedule and the budget in view
Because the practice also runs project controls, cost and schedule are not somebody else’s department. Constructability, sequencing and what a detail will cost to build are part of the design conversation from the beginning.
Sectors and scopes
- K-12 and higher education, including work for Fairfax County Public Schools
- Healthcare, including VA medical campus projects
- Municipal and government, for towns and counties across the region
- Mixed use and commercial development, new build and conversion
- Parking structure restoration and structural repair programmes
- Industrial facilities, equipment support and framing modifications
- Historic and adaptive reuse, where the existing fabric drives the design
How It Works
How a commercial project runs
Scope and constraints
What the building is being asked to do, what the budget and programme allow, and what is genuinely fixed versus assumed.
Existing conditions
Where there is an existing structure, it gets measured and evaluated before design begins. Drawings on file are treated as a starting hypothesis, not fact.
Design development
Structural system selected and developed alongside the architect and the delivery team, with cost and constructability weighed as the design firms up.
Construction documents
Sealed drawings and specifications coordinated with the rest of the set.
Construction phase
Submittal and RFI review, site observation and the field decisions that inevitably come up once it is open.
Common Questions
Straight answers
Are you set up for public sector procurement?
Yes. The firm is a certified small and micro business through the Virginia Department of Small Business and Supplier Diversity, and public work including schools, municipal buildings and VA medical facilities is a regular part of the practice.
Can you work as part of a design build team?
Yes. Design build delivery, value engineering and construction phase support are all offered, and the contractor side experience is a genuine advantage in that arrangement.
Do you take on projects outside the Shenandoah Valley?
Regularly. Completed work includes projects in Fairfax County, Leesburg, Stafford County and out of state. Licensure covers eleven states with additional jurisdictions available as needed.
Will you review another engineer’s design?
Yes, that is a defined service. See structural peer review.
Have a project going out to bid?
Constructability and cost review before bid day is usually cheaper than the change orders it prevents.
