Seismic Evaluations

Find the weakness
before an event.

Seismic evaluation and retrofit guidance for existing buildings. Understand where a structure is vulnerable, and what it would take to fix.

Virginia is not California, and that is exactly why this gets overlooked. The 2011 Mineral earthquake damaged buildings across the Commonwealth and reached Washington DC, and a great deal of the region’s building stock predates any meaningful seismic provision.

A seismic evaluation identifies how a given structure would behave, which elements are the weak link, and what a proportionate retrofit would involve.

Where it matters most

Unreinforced masonry, older concrete frames, buildings with irregular geometry, and any structure with a discontinuity in the lateral system. Essential facilities carry a higher standard because they are expected to function after an event, not merely to avoid collapse.

Proportionate, not theoretical

The point is not a perfect building. It is knowing where the risk is concentrated and spending retrofit money where it removes the most of it.

What an evaluation involves

  • Review of existing drawings and field verification of what is actually there
  • Lateral system identification and load path continuity
  • Identification of deficiencies and the governing weak link
  • Assessment against the applicable performance objective
  • Retrofit concepts with relative cost and disruption compared
  • Prioritised recommendations where a full retrofit is not immediately fundable

Common Questions

Straight answers

Is seismic really a concern in Virginia?

Enough of one that it is a code consideration and that the 2011 Mineral event caused real damage across the region. The risk is lower than in the west, which mainly means the existing building stock is less prepared for it.

Which buildings should be evaluated?

Older unreinforced masonry, essential facilities expected to function after an event, buildings undergoing a significant change of use or major renovation, and anything with a known irregularity in its lateral system.

Does a retrofit have to be all or nothing?

No, and it usually should not be. Deficiencies are prioritised so the highest consequence items can be addressed first within a realistic budget.

Can this be combined with a condition assessment?

Yes, and it is efficient to do so, since both require the same field investigation of the existing structure.

Older masonry building in the portfolio?

That is the category where an evaluation most often changes a decision.
